Masonry bid checklist for general contractors

Use this checklist to organize the information needed for a productive masonry scope discussion. It covers brick, CMU block and stone packages for new construction, additions and defined project scopes.

Send Plans for a Masonry Bid

1. Identify the project and drawing issue

  • Project name and jobsite city/address.
  • Your name, company and contact information.
  • Current architectural and structural drawings, specifications and all issued addenda.
  • Bid deadline, proposal submission instructions and anticipated construction dates.

Use a plan-room link or another agreed sharing method when the drawing set is too large to email. State whether the documents are preliminary, issued for pricing or the current construction set.

2. Break out the masonry materials

  • Brick: products, sizes, bond patterns, mortar requirements and feature details.
  • CMU: wall types, thicknesses, heights, reinforcing/grout schedules and structural details.
  • Stone: product selection, thickness, finish, corners, returns and special pieces.
  • Cast-stone or precast pieces, if included: schedules, dimensions and responsibilities identified separately.

3. Clarify details and trade responsibilities

Include wall sections and details for openings, lintels, sills, caps, flashing, weeps, ties, anchors and control or movement joints where applicable. Identify who supplies and installs related items such as frames, supports and insulation.

For existing walls or infill work, include current photos and available as-built information. List any demolition, temporary support or other related work separately so responsibility can be confirmed. Requirements should come from the project documents and responsible design team, not be inferred from a generic checklist.

4. State the pricing and site assumptions

  • Labor-only or material-and-labor request, including owner- or contractor-supplied items.
  • Base scope, alternates, allowances and exclusions to be addressed.
  • Access, staging and storage restrictions, work hours and phasing.
  • Schedule milestones and the process for questions and drawing revisions.

If a requirement is unknown, label it as an open question. A clearly identified uncertainty is more useful than an unstated assumption.
